Before exchange of contracts
|

We take your full instructions. |
|
|
You receive from us an
introductory letter and enquiry forms to complete. We request ID from
you and the cost of any searches we need to carry out. |
|
|
We obtain your deeds and copy Land Registry documents (if necessary) and prepare draft contract. |
|
|
We send out draft contract and completed enquiry forms to your buyer's solicitors. |
|
|
We deal with any other enquiries which are received from your buyer's solicitors. |
|
|
We establish that your buyer's mortgage offer, and replies to any searches have been received. |
|
|
We ask you to sign the contract so that we are ready. It is not legally binding until exchange. |
|
|
When everyone in the chain is
ready, a completion (moving) date can be agreed and contracts are
formally exchanged by the solicitors involved. |
|
Once Contracts are exchanged you are legally
committed to the move, and you can now make removal arrangements,
contact the utility providers and so on.

We receive, and approve, the final documents of transfer. |
|
|
We deal with any final questions from the buyer's solicitors. |

We obtain a settlement figure for any existing mortgages you have on your property. |

We ask your estate agent to tell us how much they are charging you |
|
|
We calculate the financial statement which shows you how much you will receive and where the rest of the money is going. |

for! On completion day we receive the money from your Buyer's
Solicitors and hand over the deeds. On this date:
